WHY DO GARAGE CEILINGS SEEM TO NEED REPAIR SOONER THAN OTHER CEILINGS?

Garage ceilings are notorious for suffering damage or failing earlier than other ceilings on the property. Why is that?


  • The roof cavity above some garages is often not insulated like in other property sections. In some cases, the excessive heat generated in the ceiling space can cause the stud adhesive to fail, causing the ceiling to detach from the battens, resulting in sagging.


  • A garage is often used as a workshop or for storage and is more likely to suffer accidental damage as a result.


  • The roof cavity above some garages is used for storage. If not placed carefully, this additional weight can add extra pressure on the plasterboard ceiling and battens, speeding up its failure.


  • In the case of adhesive or batten failure causing a garage ceiling to sag, unlike other rooms in the property that are not as wide and have internal walls close by for support, a garage ceiling has a much larger span, exaggerating the effect of the sag. This will make the problem much more pronounced and give the impression that it needs repairing sooner than other ceiling types.


Garage ceiling repairs are not always as simple as they may seem. A thorough site inspection is required to identify the root cause of the problem to avoid any possible future failure.

HOW CAN DAMAGE TO A GARAGE CEILING BE REPAIRED?

There are various repair techniques we utilise to restore garage ceilings. Some of these include:


  • Cracks: Cracks can usually be filled with plaster and sanded for a smooth finish. However, for cracks repairs, it's essential first to diagnose why the cracking occurred in the first place and remedy the cause foremost. If loose ceiling battens, fixings, or adhesive failure is the cause, this will need sorting out first.


  • Holes: Small holes can be filled with plaster and, once dry, sanded. Larger holes either require the installation of fibreglass jointing tape over the surface or back blocking to provide support for the filler plaster.


  • Water-damaged plasterboard: If the water damage is minor and hasn't affected the structural integrity of the paper surface and gypsum, it's usually best to let it dry and conceal the water staining with fresh paint. When water damage is severe, we can usually cut out and remove the damaged section of the plasterboard, install a new replacement panel, and set the joins and edges.


  • Sagging ceilings: Sagging ceilings will require an on-site assessment to determine the severity of the sag. When minimal sagging occurs, new fixings securing the plasterboard to the battens will provide additional strength and often do the trick.


  • Loose battens or incorrect batten spans: Loose battens can cause cracking or sagging in the Gyprock sheeting. Incorrect batten spans will almost always result in ceiling sagging. Batten issues are usually a more significant issue to repair, and the ceiling sheeting often requires complete removal, new battens installed, and then re-sheeting.
